Modular home prices in 2026 — the full range

The modular home market in Poland in 2026 spans a very wide price range. The cheapest reasonable folding container starts around €2,200 gross, and the largest premium modular homes can exceed €33,000. Below is the full price list broken down by segment, with real examples of what fits within each price point.

Segment 1: Folding containers (€2,200 – €3,300)

A 14.6 m² folding container is the simplest form of a module. Steel frame, 50 mm PIR walls, one wall with a door and window. Ideal as a guard hut, staff changing room, welfare cabin or storage unit. For €2,200 gross you get a module ready to deploy — but without installation and transport.

Segment 2: Universal 29 m² containers (€5,500 – €7,800)

Models like the F700 with a full glass front wall (from €6,600) or a non-glazed version (from €5,500) sit in the office and retail container segment. They work well as a shop, medical office, micro-café, single-person gym or showroom.

Segment 3: 38 m² Standard modular homes (€11,100 – €14,400)

A fully functional 20-foot residential home. 38 m² of usable floor space, 6 ready-made interior layouts (from studio to 2 bedrooms + bathroom + kitchen). The base price of €11,100 covers the seasonal version; the insulation upgrade to 100 mm PIR (year-round version) is an additional €1,800–2,700.

Segment 4: 74 m² modular homes (€20,000 – €25,500)

Two 40-foot modules joined on site. Up to 4 bedrooms, 2 bathrooms, living room with kitchenette. €20,000 gross for the Standard version with 8 ready layouts. Homes in this segment are increasingly purchased for long-term rental or as a second home by the sea or in the mountains.

Segment 5: Premium with terrace and roof (€20,000 – €33,300)

Premium 38 m² versions with a wooden terrace and roof canopy included in the price. Higher-grade materials, an elevated finishing standard. Perfect for a recreational plot or brand presentation (showroom, executive office).

Hidden costs no one talks about

The catalog price is rarely the final price. Here's what you have to add on with every manufacturer in Poland:

Real calculation: 38 m² Standard home on a plot near Poznań

Let's take an example: a 38 m² Standard home from Gdynia/Reda delivered to a plot near Poznań (305 km one way). Full breakdown:

Total: around €18,200 gross. For this price you get a year-round home ready to move into, with a standard comparable to a developer turnkey apartment.

Where to save, and where you shouldn't

Worth saving on: model size (do you really need 74 m², or is 38 enough?), non-essential upgrades (air conditioning, fireplace — can be added later), foundation type (blocks instead of a slab if the ground allows).

Not worth saving on: insulation (once installed it's there for good), windows (glazed walls are quality of life and the view), wall materials (cheap panels peel off after a year).

Summary

2026 is a mature market: prices are stable, quality is rising, more and more manufacturers offer transparent price lists. Key questions to ask yourself before choosing a model: where am I placing it (transport), is it year-round (insulation), for how long (finish quality), for myself or for rent (standard, functional layouts).
