Permit or notification? Paperwork for a modular home in Poland

When a notification is enough and when you need a building permit in Poland, what to check in the zoning plan, which model fits which route and what documents you get from us.

Short answer (Poland)

It depends on the building footprint, how the building will be used (recreation or permanent living) and the local zoning plan. As a rule:

a detached recreational building up to 35 m² footprint — a notification is usually enough; the authority has 21 days to object,

larger buildings and residential buildings — usually a building permit,

the 74 m² home exceeds the 70 m² threshold, so in practice expect a permit.

The procedure is always confirmed by the local authority. We don't give binding legal advice, but we'll help you prepare the technical data of the home for the application. Outside Poland, local rules apply and are the buyer's responsibility.

What to check before ordering

Zoning plan — permitted use, roof shape, height, building lines.

Planning conditions — if there is no plan, they must be obtained first.

Intended use — a holiday home and a permanent residence have different technical requirements.

Road access and utilities — connections must reach the foundation before installation.

Permanent living — extra requirements

A residential building must meet Polish technical regulations (WT 2021), incl. thermal performance and room height. We do not claim WT 2021 compliance for residential use: standard insulation is EPS 50 mm (seasonal version), and internal height is 2235 mm in the 38 m² home and 2200 mm in the 74 m² home. For permanent living, consult an architect before filing.
