Which foundation for a modular home?

A modular home doesn't need strip footings like a masonry house — but it does need a level, load-bearing base that is ready on delivery day. The choice depends on the soil, slope, model and whether the home will be used seasonally or all year.

Three common options

TypeWhenNotes
Concrete blocksflat, firm ground; holiday homes, offices, pavilionsfastest; our crew can set and level them
Screw pilessloping plot, weaker soil, no concrete-truck accessdone by a specialist firm
Reinforced concrete slabyear-round home, difficult ground, often required for a mortgagemost expensive; needs curing time

What we do and what the customer does

Delivery-day checklist

If the foundation isn't ready or there's no access, the home is unloaded without installation and any extra visit is at the customer's cost. We confirm the installation date a week in advance.
