How to order a modular home? The process in 6 steps — from enquiry to keys

The full process of ordering a modular home step by step. How long production takes, when you pay, and what you get at each stage. Real timeline from Gdynia/Reda.

From the first phone call to the keys — 6 steps, 90–120 days

Ordering a modular home is a simpler process than building a brick house, but it requires coordination: formalities, production, transport, installation, utility connections. Below is a real timeline from Gdynia/Reda for a 38 m² Standard home.

Step 1: Enquiry and consultation (days 1–5)

You fill in the form on the website or call. We call back within 24 business hours. During the first conversation we agree: (a) which model suits you, (b) where you plan to place it — city, region, (c) what the purpose is — living, rental, office, recreation, (d) whether you have a plot with development conditions.

After the call we send a PDF with the quote — model price + calculation of transport to your plot + installation. Everything transparent, no hidden costs.

Step 2: Showroom visit (days 5–15)

We recommend visiting Reda (Wejherowska 3). You'll see the models in person, touch the materials, check wall thickness and look inside the finished bathrooms. That's 90 minutes that save 90 days of regretting your decision.

Clients from outside the Tri-City area travel on average 3–4 hours. Many decide to visit before signing the contract, which we always recommend.

Step 3: Contract and schedule (days 15–25)

Stages at the factory (China, quality control on site by us):

  1. Steel frame (7 days)
  2. Outer skin + insulation (10 days)
  3. Internal utilities (water, electricity, ventilation) (14 days)
  4. Floors, walls, ceilings — finishing (20 days)
  5. Installation of doors, windows, sanitary fittings (10 days)
  6. Quality control, sea freight (9 days + 30 days at sea)

At every stage you receive photos and a short report from us. You don't need to chase — we remind ourselves on our own.

Step 5: Transport and plot preparation (days 95–110)

In parallel with production, you prepare the plot:

Step 6: Installation (days 110–120)

Installation day looks like this: (1) the trailer with the module arrives at the plot at 8:00, (2) the HDS lifts the module over the foundation, (3) placement and levelling (2 h), (4) connection to the client's utilities (2–4 h), (5) functional test + acceptance protocol + handover of the keys at 16:00–18:00.

The client is usually present all day. Neighbours come out with cameras. It's the most spectacular phase.

What happens after acceptance?

The biggest pitfalls of the process

1. Unprepared foundation

The most common problem: the home arrives, the foundation is not ready. Someone orders the foundation from a local crew 2 weeks before delivery, and the concrete hasn't had time to cure. Order the foundation 30 days before installation.

2. Access road

The trailer weighs 15+ tonnes. Soft surface = it will sink. Narrow road = it won't turn. Check this before ordering. We can help design a temporary access road.

3. Changes after production

Once production is completed, changes are practically impossible. If you want to add something (air conditioning, extra sockets, a different window) — say so before stage 3 of production.

Summary

90–120 days from order to keys. Key checkpoints: (1) showroom visit before the contract, (2) foundation 30 days before installation, (3) responding to staged production reports. Good coordination = no surprises.
