A container as a small company HQ — why does it work?

A 14–29 m² modular container is a ready-made business location — every quote is individual. Instead of paying €650–1,100 a month in rent, you own a property on wheels that you can move to a better location, sell, or lease to someone else. Below are the 5 most profitable ideas.

1. Office container for a micro-business

Model: Universal 29 m² container (non-glazed), €5,500
Use: design studio, law office, accountant, solo startup
Interior: 2 desk stations, kitchenette, mini WC
Profitability: instead of €650 per month for office space in cities — the container pays for itself in 8–10 months.

2. Medical, cosmetic or dental clinic

Model: F700 29 m² container with a full glass wall, €6,600
Use: dermatology clinic, aesthetic medicine, dentistry, beauty salon, tattoo studio
Interior: waiting area (5 m²), treatment room (18 m²), bathroom + back office (6 m²)
Profitability: a beauty clinic with 15 appointments a week × €33 = €2,000 per month. Container + medical fit-out ≈ €13,300. Payback in 12 months.

3. Café, permanent food truck, micro-bakery

Model: F700 29 m² glazed container
Use: specialty coffee, boutique bakery, mini food service, sushi
Interior: counter + 2–3 tables inside, exit to an outdoor terrace
Profitability: a small café in a good location: 50 customers × €4.50 = €225 per day, €4,400 per month gross. 30% margin = €1,350 profit per month. Payback in 6–9 months.

Important: food service requires an extractor hood, a floor drain and health-authority approval. The fit-out usually adds €6,700–11,100 to the container price.

4. Micro-gym or personal studio

Model: F700 29 m² container (glazed provides visibility)
Use: personal training studio, boxing/EMS, yoga, pilates, physiotherapy
Interior: one open training space, mini changing room + shower
Profitability: personal studio with 25 clients × €44/session × 4 sessions per month = €4,400 per month. 60% margin (one person running it) = €2,700 profit. Payback in 5–7 months.

5. Showroom / specialised retail point

Model: F700 29 m² glazed container (display) or Premium 38 m² with a terrace
Use: furniture showroom, motorbikes, bicycles, audio equipment, jewellery, art gallery
Interior: open display area, optionally a small consultation corner
Profitability: depends on the product margin. A showroom is often a marketing cost, not a profit centre. But your own property in a good location builds the brand.

Where to place an office container? 4 typical locations

On your own plot

The simplest legally and financially. Check the local zoning plan — whether your plot allows commercial activity. Up to 35 m² of built area — a notification instead of a permit.

On a rented plot or car park

Popular for food-truck-style cafés. Lease agreement with the owner, sometimes a percentage of turnover. The container sits on wheels or blocks — easy to move in case of a dispute.

In a retail park or centre

Increasingly common: retail parks rent out spots for container boutiques. Extra customer footfall, lower rent than inside a mall.

Mobile (at events)

A container on a trailer touring festivals, fairs, events. Requires vehicle/trailer homologation — different regulations from a permanent structure. Profitability during the summer season can be very high.

Formalities — 3 things to check

Summary

An office/retail container is an investment of €5,500–13,300 that, with a good location and idea, pays for itself in 6–12 months. Plus a residual value of 60–80% of the price even after 5 years of use. A much better price-to-quality ratio than renting premises — during the first 3 years of running a business.
