Context: who is the investor
Michael has been setting aside spare cash for five years and was looking for something between a bank deposit and buying a rental flat in Warsaw. A 40 m² apartment in the capital now costs at least 650,000 PLN (144,444 EUR) — long-term rental brings in a net 2,800 PLN per month, roughly a 5% gross yield. Instead, he went a different route: an 800 m² plot in Rewa on the Kaszuby coast for 168,000 PLN (37,333 EUR) plus a modular home.
Rewa is a small village in the Kosakowo commune, 25 minutes from Gdynia and 30 minutes from Gdańsk. It sits on a spit reaching into the Bay of Puck, with a wide sandy beach and the famous "Rewa Spit" — a shallow sandbank you can walk across at low tide. A niche location, but well known among families with children and kitesurfers. That was his insight, and he turned it into a business model.
Location choice — why Rewa and not Władysławowo
The classic picks for summer rental are Władysławowo, Chałupy, or Jastarnia. Michael ruled them out for three reasons:
- Plot price: 800 m² in Władysławowo costs 280,000–360,000 PLN, in Rewa 150,000–180,000 PLN. That is a 40% saving with no loss of sea access.
- Competition: Władysławowo lists about 4,200 Airbnb offers in season, Rewa around 380. In a crowded market it is hard to stand out and the nightly rate quickly drops to 250 PLN. In Rewa you can hold 400+ PLN.
- Shoulder season: 25 minutes from Gdynia means residents of the Gdańsk–Gdynia metropolitan area drive there on spring and autumn weekends. The Hel Peninsula is empty in April; Rewa is not.
Important: Michael checked the local zoning plan and confirmed the plot is designated MN (single-family residential) and permits
year-round recreational use. Without that clause, short-term rental is formally shaky. More on foundations and permits:

Home 38 m² Standard vs Premium — which is better for rental
Michael bought the Home 38 m² Standard. He considered Premium as well, but the math discouraged him.
Guests staying 3–7 nights in season pay for location, view, and atmosphere, not for a granite kitchen countertop. Analysis of comparable listings in the area:
| Feature | Standard — individual quote | Premium — individual quote |
| Average nightly rate July–August | 500 PLN | 580 PLN |
| Revenue difference per season | baseline | +3,500 PLN |
| Cost difference | — | +30,000 PLN |
| Payback of the extra spend | — | ~8.5 years |
Takeaway: Premium is for permanent rental or for yourself. For Airbnb, Standard with a good interior fit-out (25,000 PLN / 5,556 EUR for a white IKEA kitchen, oak dining table, linen curtains) delivers better photos and higher conversion than a bare Premium.
Total investment cost
| Item | Cost (PLN) | EUR @ 4.50 |
| Plot 800 m² Rewa | 168,000 PLN | 37,333 EUR |
| Home 38 m² Standard | wycena indywidualna | — |
| Foundation (slab + insulation) | 18,000 PLN | 4,000 EUR |
| Transport + installation | 9,500 PLN | 2,111 EUR |
| Utility hookups (power, water, septic) | 22,000 PLN | 4,889 EUR |
| Interior fit-out + furnishings | 28,000 PLN | 6,222 EUR |
| 4 kWp solar array | 21,000 PLN | 4,667 EUR |
| 20 m² terrace + fencing | 16,000 PLN | 3,556 EUR |
| Paperwork, design, insurance | 4,500 PLN | 1,000 EUR |
| TOTAL | 336,900 PLN | 74,867 EUR |
| excluding plot | 168,900 PLN | 37,533 EUR |
Michael financed 40% in cash and 60% via a mortgage secured against the plot (covered in Mortgage for a modular home). The solar array lowers bills and lifts the listing's appeal — more in Solar panels on a modular home.
Season May–September — real month-by-month revenue
The table below is the second year of operation — the first was uneven, as Michael was building reviews from scratch. Occupancy and nightly rate figures come from current market data in Rewa for 30–40 m² cabins with a terrace, 4-person capacity, and high-quality photos.
| Month | Nightly rate | Occupancy | Days | Revenue |
| May | 350 PLN | 45% | 30 | 4,725 PLN |
| June | 400 PLN | 60% | 30 | 7,200 PLN |
| July | 500 PLN | 85% | 31 | 13,175 PLN |
| August | 500 PLN | 85% | 31 | 13,175 PLN |
| September | 380 PLN | 55% | 30 | 6,270 PLN |
| Season May–Sep | — | — | 152 | 44,545 PLN |
On top of that comes long-term rental October–April: 7 months × 1,500 PLN/month = 10,500 PLN (2,333 EUR). Students of the University of Gdańsk and the Physical Education Academy in Gdynia gladly take a cabin like this at student-housing rates, provided it is well insulated and has a separate entrance.
Annual gross revenue: 55,045 PLN (12,232 EUR). A detailed profitability methodology is in Modular home for rental — profitability calculation.
Airbnb SEO — how Michael landed bookings from zero
The first two months on Airbnb are the hardest — the algorithm does not know your listing and does not show it high. Michael did three things that accelerated the launch:
1. Photos by a photographer, not a phone
He hired a local interior photographer for 4 hours — cost 800 PLN (178 EUR). Twenty-two shots taken at sunset, with the terrace and the sea in frame. Result: click-through rate on the search thumbnails rose 2.3× compared with phone photos.
2. Promo pricing for the first 3 bookings
A 25% discount for the first 3 stays in exchange for quick reviews. Airbnb favors listings with at least 3 five-star reviews — past that threshold, ranking jumps sharply.
3. Listing title with location keywords
Instead of "Cozy cabin by the sea" — "Cabin Rewa Spit · 3 min to beach · terrace · Kaszuby". Geo phrases are the backbone of search. Kaszuby, Baltic, Bay of Puck, Rewa — all go into the title and the first paragraph of the description.
Cleaning and remote management
Michael lives 500 km from the cabin and never visits during the season. His management stack:
- Local cleaner: 120 PLN per turnover (~30 EUR), invoiced monthly. Key kept in a coded lockbox, cleaner has permanent access.
- Smart lock with rotating code: each guest gets a unique code valid only for their stay. No physical key handover.
- Outdoor camera + leak sensor: phone alerts if something goes wrong. Camera only covers the driveway and terrace — never inside (GDPR).
- Automated Airbnb messages: confirmation, entry instructions, mid-stay check-in, review request. Set up once, runs for years.
Real time investment: 5–10 minutes a day in season, 15 minutes a week off-season.
Winter — long-term rental to students from Gdynia
The Rewa season ends in the second week of September. Rather than let the cabin sit empty until May, Michael rents it out October to April to one or two tenants — usually Physical Education Academy or University of Gdańsk students commuting from the Gdynia area.
Terms: 1,500 PLN/month + utilities (about 400 PLN in winter with a heat pump), a 7-month lease with an early-termination clause requiring one month's notice. The key spec: the cabin must be year-round rated — insulation chosen for winter use in the quote, plus a heat pump.Insulation for winter use is chosen in the quote (the EPS 50 mm standard is a seasonal version).
Taxes — tax card vs 8.5% flat rate
The tax card scheme for short-term rental has been closed to new applicants since 2022. Existing users can continue, but the group is shrinking. Michael's realistic options are:
- Flat rate on recorded revenue: 8.5% up to 100,000 PLN per year, 12.5% on the excess. No deductible costs, simple record-keeping. Annual PIT-28 return.
- General rules (12/32% scale): deduct costs (2.5% annual home depreciation, utilities, cleaner, 3% Airbnb service fee, insurance). Worth it only above roughly 80,000 PLN of revenue.
Michael went with the 8.5% flat rate. Annual tax: 55,045 PLN × 8.5% = 4,679 PLN (1,040 EUR). No accountant, he files the e-return himself in 20 minutes.
ROI summary
| Item | Annual value |
| Gross revenue (Airbnb + long-term) | 55,045 PLN |
| Cleaner cost (30 turnovers × 120 PLN) | −3,600 PLN |
| Airbnb service fee 3% | −1,336 PLN |
| Utilities, insurance, internet | −2,800 PLN |
| Flat-rate tax 8.5% | −4,679 PLN |
| Net per year | 42,630 PLN (9,473 EUR) |
ROI excluding plot: 168,900 PLN ÷ 42,630 PLN = ~3.96 years.
ROI including plot: 336,900 PLN ÷ 42,630 PLN = ~7.9 years, but land in Rewa is appreciating 6–8% per year on average, which shortens the effective payback to 5–6 years.
Investor FAQ
How long does it really take to launch a cabin like this?
4–6 months from buying the plot to the first guest: building notification at the commune office (30 days), utility hookups (60 days), foundation (14 days), production and delivery of the home (15–17 weeks, in parallel), installation (1 day), fit-out (30 days), photos and listing (14 days).
What if the season is weak?
Even at −20% occupancy (a disaster scenario), annual revenue drops to about 44,000 PLN and the ROI stretches to 4.8 years. Still better than a rental flat in Warsaw.
Do you need to register a business?
No. Private short-term rental up to 100,000 PLN in annual revenue can be settled via the PIT-28 flat rate without registering a company.
What about winter electricity prices?
The 4 kWp solar array covers about 70% of annual consumption, the rest comes from the grid. The winter long-term tenant pays utility bills themselves — for Michael that is a zero-cost item.
