Container or modular home — why do people confuse them?

Both are modular units transported in one piece to the installation site. Both can look similar from the outside. But the technology, insulation, lifespan and intended use are completely different. Below are 7 differences worth knowing before you decide.

1. Construction and origin

A residential container is usually an adaptation of a 20 or 40 foot shipping container — a steel frame made of corten steel, designed for ocean loads. A modular home is a structure designed from scratch for living: steel or timber, with dimensions tailored to function, not to a transport standard.

2. Insulation and acoustics

Containers normally have thin insulation (30–50 mm), because it was added secondarily to a metal box. Modular homes have insulation in walls and roof from the start — at MP Modular the standard is EPS 50 mm sandwich panel (seasonal version); for winter use you choose thicker insulation, PU/PIR, rock wool or a winter package.

3. Regulations and permits

A container on a short-term notification (150 days) — no foundation, portable. A modular home up to 35 m² — notification instead of a permit. Above that — full construction procedure. A container is more often classified as a "temporary structure", a modular home — as a "building".

4. Durability and lifespan

Steel container: 15–30 years with good maintenance. Modular home: 30–50 years (like a brick house), provided the manufacturer used the right materials and module connection technology.

5. Finish and standard

Container — from raw sheet metal outside to finishing panels inside. Modular home — delivered right away in developer standard: floors, interior doors, sanitary fittings, sockets, lighting points, kitchen included in the package.

6. Price per square metre

Price per m² depends on the model and equipment — every quote is individual. The container wins on price, the modular home — on comfort and durability.

7. Typical uses

Choose a container for: a changing room, guard house, construction site office, micro shop, workshop, storage. Modular home for: living (permanent or leisure), rental, a full-size office, a consulting room, a second home by the sea.

When does the confusion pay off?

We increasingly see hybrids: a container insulated to the standard of a modular home (e.g. the expandable F700 29 m² in its glazed version). The line is blurring. The key question: what climate requirements do you have and for how long?

Our recommendation

If your budget is up to €3,300 and you need a utility room — a container. If your budget is €11,000+ and it is about living/rental/representation — a modular home. Everything in between is a compromise that requires a conversation about the specific use case.
